A brown ring on a condo ceiling is almost never "the aircon leaking from the front." In Klang Valley humidity a 2.5 HP coil can drop several litres an hour into the drain pan. If the hidden PVC run sags between hanger points, that water sits, grows algae jelly, and eventually back-siphons onto plasterboard.
Homeowners wipe the fascia and assume the unit is healthy. The blockage is usually two metres away, inside the ceiling, at a belly in a flexible drain that was never clipped to a continuous fall.
What Happens Inside the Ceiling Void
Once the pan overflow lip is reached, water follows the lowest plaster joint. By the time you see a stain, the acoustic tile or skim coat has already wicked moisture for hours.
Where the water actually goes
A partial blockage does not always stop cooling. The unit can still blow cold while quietly flooding the void behind the bulkhead.
Why the Pipe Sags
Flexible drain hose expands in attic heat, hanger clips loosen, and renovation bulkheads force extra bends. Each belly becomes a trap for biofilm. Cassette units add a lift pump; if that pump is starved or the float sticks, the same stain appears over a living hall.
It is not always the indoor tray
We still inspect the pan, elbow tape, and outlet. But if the fascia is dry and the ceiling is wet, the gradient in the void is the first suspect.
How We Clear and Re-grade
Water Leakage Repair is a drainage protocol, not a perfume spray in the fascia.
Vacuum and purge
High-capacity suction and pneumatic flush to evacuate algae jelly from the accessible run.
Inspect joints
Re-tape loose elbows, verify accessible slope, and flag concealed in-wall runs that need opening.
Confirm dry
Tray level, pump amp draw on cassettes, and a run test so overflow does not return the same afternoon.
Stain Pattern vs Root Cause
Matching the stain to the system saves a wasted chemical wash when the coil is not the problem.
| What you see | Likely cause | Prescription |
|---|---|---|
| Brown ring in plaster above the indoor unit | Sagging PVC / algae trap in the void | Drain vacuum |
| Water spraying from the blower | Tray overflow from blocked siphon | Clear + tray inspect |
| Cassette hall stain, unit still cold | Lift pump or float failure | Cassette leak service |
| Wet copper, ice on suction line | Airflow choke or low gas, not just drain | Troubleshoot first |
What to Do Before the Ceiling Collapses
Shut the indoor unit at the isolator if water is active. Continuing to run a blocked drain pumps more condensate into the board.
Isolator off. Catch residual drips with a basin. Do not towel-dry and restart.
Dry fascia plus wet ceiling points to the void run. Wet fascia points to tray or blower spray.
Wall-mounted clearing from RM 99, cassette from RM 149. Complex concealed piping is quoted after opening.
