A Mont Kiara plaster ceiling can hide a fan-coil, a return plenum, and twenty metres of lined duct. From the living room you see a linear slot and a quiet room. Behind the cornice, the same equatorial condensate and household dust that fouls a wall split is accumulating on acoustic lining that nobody can reach.
Interior designers omit access panels to protect the finish. Five years later the homeowner pays for a ceiling cut because the FCU drain has overflowed or the return is a dust pillow. Maintenance is a design dimension, not an afterthought.
Manholes the Ceiling Must Have
Specify a clear 600×600mm opening at the FCU, plus secondary access at the return box if the run is long. A 300mm LED downlight hole is not a manhole. Technicians cannot change a drain pump, drop a pan, or photograph a coil through a spotlight cut.
If we cannot enter, we cannot certify
A booked ducted visit will still service filters and accessible faces. Anything behind sealed plaster is quoted as opening-and-making-good, or declined until the owner authorises an access panel.
What a Ducted Visit Actually Includes
Published ducted rates assume accessible equipment. That is filter, coil face, pan, and drainage—not a full duct demolition.
Filter and return
Remove and wash or replace media. Inspect the return box for lining collapse and biological growth.
Coil and pan
Clean the accessible evaporator face, flush the drain, and check secondary trays where fitted.
Air and notes
Feel slot throw, note imbalance, and photograph access limits so the next visit is priced honestly.

Design Choices That Age Badly
Flag these during renovation, not after the skim coat.
| Choice | What fails later | Better |
|---|---|---|
| No FCU hatch | Ceiling cut for every drain or coil job | 600×600mm panel |
| Flexible duct crushed in joists | Low throw, high noise, ice | Rigid or properly hung flex |
| Drain with no fall / no trap access | Void leak identical to split-unit stains | Graded pipe + cleanout |
| Return through a tiny slot only | Starved coil, dusty lining | Sized return + filter path |
Specify Access Before Handover
Owners, ID teams, and MCST facilities should treat access as part of the air-conditioning drawing, not a contractor courtesy.
FCU, return, and any inline fan get a labelled panel on the reflected ceiling plan.
Chemical wash and filter cycles still apply. Ducted basic service from RM 269 when access exists.
Tell us if panels exist. If they do not, we quote opening work separately.
